Do you accept pets?
Yes, we accept pets that weigh up to 50 lbs. A pet deposit needs to be collected for each pet that qualifies. Additional rent charges per month are also applicable.
Do you comply with fair housing?
All of our rental properties comply with government policy governing nondiscrimination. We do not discriminate on the basis of race, creed, color, sex, national origin, marital status, disability, nor the sources of income – provided those sources do not violate any laws.
What kind of affordable rent programs do you offer?
Many of our units are available only to tenants who meet certain income limits under Section 42 Tax Credit Housing. If a household meets the criteria and the annual income is below the maximum income limit, the rent amount is lower than that of conventional market rate apartments of comparable size and features.
How can a household qualify for Section 42 housing?
To determine if a household is qualified, you must meet certain acceptance criteria including credit, criminal, background, and income. All household members will be asked to disclose information relating to income, family size, and financial assets. All income and assets are verified by a third party. The income limits vary by county, family size and change from year to year. Please contact us for more information.
What would prevent a household from qualifying Section 42 housing?
– Annual household income exceeds the maximum income limits
– Inability to live in the unit for more than 6 consecutive months
– If all adult members are or become full-time students at any time during the residency and do not meet the accepted exemptions
– One original member of the household must remain in the unit. If any original household members vacate the unit, any new members must meet the qualifying criteria
How does the application process work for Section 42 housing?
An interview is conducted and all adult household members complete an application. Credit and criminal background checks are performed, and past landlord references are verified. If initial acceptance criteria is met, third party verification of income and assets follows. Upon completion of the verification process and calculation of annual household income is made, the applicants are notified of their qualification status.
What is included in the income calculation?
All sources of income including, but not limited to:
– Wages, bonuses, commissions, tips
– Monetary gifts
– Unemployment compensation
– Child support
– Social security or other retirement benefits
– Income from assets & investments
Is there a regular income certification check for Section 42 housing?
Yes. Every year you are required to repeat the income certification process. However, you are allowed to exceed the maximum income limits if you’ve already qualified at move-in. Full-time student status restrictions remain in place at all times.
What if I do not qualify for Section 42 housing? Are there market rate units available?
Yes, we have market rate units available in Coon Rapids & Savage in many of our communities where there are no upper income limits.
